September 2019 Construction Numbers

The City released its September 2019 Report on Construction Activity demonstrating a construction value of $35.969 million for issued permits. The construction value attained in the month of September is higher than the values attained in the previous four years, and is above the past five year average for the construction value reached in the month of September.

The construction value attained in September 2019 is above the construction value attained in September 2018; while the number of permits issued has also increased in comparison to last year's figures. In comparison with September 2018 construction values, increases were seen in the Multiple Residential (New), Single Detached Dwellings (New) , Residential (Accessory, Alterations, Additions) and Institutional & Government Sectors, while a decrease was seen in the Commercial and Industrial Sectors of construction.

The largest increase occurred in the Multiple Residential (New) Sector of construction. In September 2019, one building permit was issued for new multiple residential dwellings with a total construction value of $30.0 million, compared with September 2018, when there were five building permits issued having a total construction value of $9.854 million. As mentioned earlier in this memo, the above grade permit was issued to Angil Development Group Inc., for the construction of a new 140 unit residential apartment structure with ground floor commercial units, located at 1 Wellington Street.

An increase also occurred in the Single Detached Dwellings (New) Sector of construction. In September 2019, a total of six building permits were issued for new single detached dwellings, with a total construction value of $1.410 million, compared with September 2018, when there was one building permit issued in this Sector of construction having a total construction value of $0.180 million.

The largest decrease occurred in the Commercial Sector of construction. In September 2019, there were fifteen building permits issued in this Sector of construction having a total construction value of $1.591 million, compared with September 2018, when there were ten building permits issued, having a construction value of $6.717 million. In September 2018 the construction value was inflated by a large valued building permit being issued to construct an addition to a new hotel being constructed at 30 Fen Ridge Court, which had a construction value of $6.0 million.

Other noteworthy building permits issued in September include a permit to construct a 5000 square foot addition to Princess Auto, located at 221 Henry Street, which had a construction value of $0.750 million, and a permit issued to complete refrigeration upgrades to Lion Park Arena located at 12 Edge Street, which had a construction value of $0.6 million.

The year-to-date construction value of $168.836 million is above last year's total of $113.947 million. For the year, a total of 945 building permits have been issued, which is an increase from the 785 permits issued in 2018 over the same time period.
